A few years ago we were able to help a seller git rid of his property in the Lilburn area close to Lake Lucerne. It was a pretty nice neighborhood with lots of trees and on a smaller lake in the area. I think some people call it "little Lake Lucerne". Anyway it was in need of some repairs and TLC as they say and we got the call from the seller that he really just wanted to get rid of it because he lived out of town now and didn't want to deal with it any more. This particular seller found our number from a direct mail piece that we sent out to absentee owners, that said that we buy houses in Lilburn Ga. One day we were out and about looking at houses, or rehabbing one of our existing homes and we got a call to the office about a guy that wanted to sell his home in Duluth. After we broke off from the work we were doing, we got back to the office and gave this home seller a quick call. He was interested in selling his home around the Duluth area because he needed to move on and help family out in another state for the next few months. He didn't want to have to worry about a vacant home sitting here and didn't want to have to pay the mortgage and utilities while out of state for a while. After sending him our Special Report that explains our buying services in detail, he didn't call us back right away. However a few weeks later he gave us a call to discuss. From there we spoke over the phone, gathered all necessary information and then scheduled an appointment to go take a look at the home and meet with him. Several times a year, more like once a month or twice per quarter we will put out lots of signs that say "We buy Houses" or "Sell your house Fast" or something along those lines. In this particular case, we had some signs put out in the Loganville Ga area where we wanted to buy. Usually we get some calls which are typically a mix of other investors and some folks that actually do want to sell their home. A seller called us up and was in need of selling a property quickly to get debt relief from the payments and cash out some of the equity. So, we were able to come out to the home and take a look at the repairs needed. It was mainly cosmetic, such as painting the interior, new flooring in the kitchen and new carpeting. In this post we are discussing the purchase of a home in Snellville Ga that we were able to help a seller get rid of. Now, there was nothing wrong with this house except for a little paint, carpet and TLC which is very common. But the seller really needed to sell this property in order to move on and get debt relief from the mortgage payments. She had this house with a payment, and her new house she was living in has a payment as well, so the sooner the better.
